Who owns Kew Riverside?

The land (Managers Land) that the development occupies is now leased to the KRRC Ltd leaving St James (the Developer) with no further direct interest. The activities of the Residents Management Company and the Board of Directors will continue to be governed by the requirements of the leases and TP1.

For the apartment blocks, Magenta, Juniper, Lavender, Lime, Saffron, Aura, Acqua and Terrano Houses, the immediate landlord for these apartments is Berkeley Group/Trimerica and St James still collects the ground rents through their respective agents.  There are a further 95 freehold and 6 leasehold (999 year) houses privately owned

Metropolitan Thames Valley Housing own the blocks at Maple, Oak and Cedar House and also a number of individual houses sited at the far end of  Melliss Avenue. MTVH also own the gardens and grounds behind the main blocks as well as the parking spaces to the rear of the houses. https://www.mtvh.co.uk

Elysian Residences own the parcel of land within Kew Riverside that formed the old Thames Water Biothane site, and the newly developed building will contain 88 luxury retirement apartments which will be ready for release in 2027. https://elysianresidences.com

What is the Residents Management Company?

In 2024 St James granted a 999-year lease to Kew Riverside Residents Company (KKRC Ltd), over the main structures and common parts of the development including all the gardens and roads, defined as the ‘Managers Land’ in the unit documents. All Kew Riverside owners (388 units) are automatically members of the KRRC Ltd.

The KRRC Ltd Directors work on a voluntary basis and operate as non-executive members of the board. The operational mandate for the KRRC Ltd is set down in the Memorandum and  Articles of Association however the Directors have additionally adopted the Nolan Principles which set down important values for code of conduct. https://www.gov.uk/government/publications/the-7-principles-of-public-life/the-7-principles-of-public-life–2

KRRC Ltd employs POD to collect the service charges and manage the site operations.

All operational questions should be addressed to the Development Manager, the site team or the POD support team, rather than the KRRC Ltd.

What does the service charge cover?
A full set of accounts is published annually which sets out how the service charge is spent. The main items of expenditure are staff wages, garden maintenance, buildings insurance, Apex maintenance, domestic water supply and property management fees. There are individual service charge schedules for each block, the grounds and Apex. An element of the service charges (the reserves) is set aside for longer term capital projects.
All owners can obtain a copy of the most recent audited accounts from the password-protected ‘owners log in’ section of this website (see top of page).

Owners can also access their individual charges by registering on My POD (see top of page) or via scanning the following bar code on their smartphone.

Access to important information

All important documents and information associated with life on Kew Riverside can be found at the password-protected ‘owner log in’ section of this website (see top of page). POD will give each owner an access code upon request, but they will require you to have already registered at myPOD.

All tenants should be provided with any important information including the restrictive covenants by their landlord.

How do I make an insurance Claim?

The block buildings, freehold and leasehold houses along with the Apex and the grounds are covered by a group insurance policy.

What are the Estate Regulations?

All apartments and 6 houses are leasehold, and the leases contain reasonable covenants which are designed to make Kew Riverside an enjoyable place to live. For all freehold houses there are also similar reasonable covenants in the TP1.

These covenants are important so please read them carefully along with the Estate Regulations which include a few supplemental rules.

What are the Apex Leisure Facility Regulations?
All residents must comply with the Apex terms and conditions as do their guests. The regulations are in place to ensure users safety and allow all residents the quiet use and enjoyment of the Leisure facilities. The opening hours of the facility are restricted so as not to create a nuisance to neighbouring properties including those offsite in Courtlands Avenue, and there are specific hours for children. Children under 16 cannot attend the leisure facility without being supervised by a parent and are restricted from using the gym, jacuzzi and sauna.

What are the parking controls?

Parking is controlled by P4 Parking wardens. Parking on Kew Riverside is strictly controlled, and parking without authorisation is prohibited on any of the roads. No vehicles should ever park on the pavements and those that do will be automatically fined.

The fine for parking without authorisation or not where instructed is £60 payable on the P4 Parking website.

There is a 15 minute offloading requirement.

Parking regulations are also enforced in the underground car parks and leaseholders can only parked in their assigned bay. Digital visitor and service operator permits are available from the Apex reception, subject to the current parking rules.

How do I organise a move?

 In all instances when moving home the Managing Agent should be advised that removal lorries will be attending site. Leaseholders can make the necessary arrangements, such as requesting the protective lift curtains, by creating a request with the MA. Unfortunately, container removal vehicles are NOT permitted on site and need to park up offsite on Townmead Road leading up to the Crematorium. Please ensure removal vehicles do not park obstruct access to Kew Riverside or any other owners’ properties. Removal vehicles must not park up on any pavement or paths.

Please note that house and apartment moves are not permitted at the weekend or outside the hours of 9:00 to 17:00 on weekdays. Private landlords are charged for damage resulting from tenant changeovers.

Please do not dispose of furniture or large packaging items in the bin-rooms. Please take the items to the Townmead Road Refuse and Recycling Centre which is just 100m from the entrance to Kew Riverside.

When are the bins emptied?

All freehold and leasehold houses have to manage their own waste and recycling.

All blocks have a dedicated bin room with recycling facilities. However, there is no space in these rooms for bulky waste and for larger volumes of waste, for example when moving home or when refurbishing an apartment and for bulky waste please use Townmead Road Reuse and Recycling Centre.  Depositing mattresses and other bulky furniture items within the bin store is strictly prohibited.

You will need to book a slot in advance to visit the site.

This is also where electrical items should be taken.

LBRUT collect general waste and recycling from all bin-rooms and from all freehold houses on Monday mornings.
