Service Charges

Please note the following information regarding service charges at Kew Riverside.


Frequency

  • Service charge demands are normally issued to property owners every January & July by Consort Properties.
  • Service charges issued in January relate to January to June period.
  • Service charges issued in July relate to July to December period.

Calculations

  • Service charges are calculated on a cost per square foot of property.
  • Please note that service charge amounts can vary from year to year & may rise or fall.
  • Annual budgets are discussed in advance with the residents' association.
  • Consort Properties do not do service charge apportionments on properties for sale – this needs to be done between vendor solicitor & purchaser solicitor.

Address

  • All landlords should supply a UK correspondence address.
  • Changes of address should be put in writing by the landlord to Consort Properties.
  • Service charge demands cannot automatically be emailed every 6 months. For legal reasons a UK correspodence address must be provided.

Payments

  • A monthly standing order or direct debit facility is not currently available. This is due to cash flow reasons – a large spend may be required early on in the half year – but monthly payments would mean that the money is not yet received in order to pay for it.
  • Property reference numbers must be used to ensure funds are allocated correctly. This reference number can be found on your service charge demand or can be supplied by the Estate Management Office.
  • If the property reference number is not used (on cheque or bank transfer) then your payment may sit unallocated in the main account. You may then be sent reminders as the account will appear unpaid.
  • Should you require bank details, please contact either Estate Management Office or Consort Properties on 08451 947044.
  • Please add £50.00 for bank charges on international transfers.

Unpaid Service Charges

  • Unpaid service charges will be referred to solicitors who will take action for the recovery of the outstanding amount. The property owner in question will be liable for the costs incurred. Letters before action are as much as £50 plus VAT and subsequent work to pursue the matter to court can be considerable.

Levels of Service Charge

  • ‘Estate Charges’ that all properties pay (houses & apartments).
  • ‘Block Charges’ that only apartments pay.
  • Acqua House pay additional charges for their fish tanks.

Houses

  • Houses sizes vary between 2272 sq ft & 3187 sq ft.
  • Service charges include buildings insurance.

Apartments

  • Apartment sizes vary between 595 sq ft & 1649 sq ft.
  • Service charges include buildings insurance & water bills.

Ground Rent

  • Applicable to apartments only.
  • Ground rents vary from £300 per year to £750 per year, depending on the size of the apartment.
  • St. James (the freeholder) issues ground rent demands every January.

Buying or Selling

  • Vendor or purchaser solicitors’ questions should be put in writing to Consort Properties (Peverel OM, Marlborough House, Wigmore Place, Wigmore Lane Luton, Bedfordshire, LU2 9EX). Please note this may incur a small fee.
